Box 295 Ames, Iowa 50010-0295 Phone: (515) 232-3023 FAX: (515) 233-9244 March 4, 1997 40R Q City of Ames, Iowa Ames City Hall 515 Clark Avenue Ames, IA 50010 In re: Lot 7, Pete Cooper Subdivision, Ames, Iowa ATTORNEY'S TITLE OPINION I have examined the abstract of title with reference to the above described real property from the Root of Title down to and including December 17, 1996, at 8:00 o'clock A.M. as last certified to by Abstract Title Services of Story County, and from said abstract I find that on said date that the record title was held by DALE COOPER, a/k/a DALE R. COOPER, and a/k/a PETE COOPER, an unmarried person, subject to the following encumbrances and defects: 1. Donald E. Barber and Leanna K. Barber, husband and wife, are the contract purchasers of the property under examination by virtue of a Real Estate Contract in which the record titleholder is the Seller. This Contract is dated January 26, 1994, and was recorded on March 8, 1994, in Book 593, Page 224 of the records of the Story County Recorder. 2. It is shown in the abstract that the second installment of the regular taxes for Fiscal 1995-96 in the amount of$657.00 is unpaid but not delinquent. It is also shown that Special Assessments under Resolution No. 95-117 in the total amount of$52,481.00, payable in fourteen (14) annual installments, for street improvements for Southeast Fifth Street are of record.
