Northeast corner of Ford Street & Lincoln Way SIZE AND NUMBER OF LOTS: Total Area of Subdivision -- approx. 526,500 sq. ft. (12 acres) Number of Lots -- 8 Lot Size -- range from 46,800 sq. ft. to 86,400 sq. ft. ZONING & LAND USE: Subject Parcel -- Open space (1-1) North -- Open space (I-1) South -- Open Space (County) East -- Open Space (I;1) & U.S. 35 West -- Open Space (I-1) FINDINGS: Land Use Policy Plan The Land Use Policy Plan designates this area for industrial development. Proposed Plat The preliminary plat is in conformance with the original proposed plat. Improvements have already been made to lots. Public Utilities Water -- 8" line located in Ford Street Sanitary Sewer -- 8" line located in Ford Street Storm Sewer -- N/A Other -- N/A 1 x I Transportation Access to the subdivision will be via Ford Street, which connects with Dayton Avenue on the west and Lincoln Way on the south. When completed and paved, Ford Street will become the major street serving Spencer's "First Industrial Addition". Individual lots within Thies 's Subdivision will be provided access by Bell St. which terminates in a cul-de-sac. There appear to be no potential conflicts with regard to transportation. Physical Characteristics Vegetation -- With the exception of grass cover, the site is completely barren. Terrain -- The site is virtually flat although there is a gradual slope downward from the northeast to the southwest corner of the sub- division. Drainage -- Natural drainage will take place from the northeast toward the southwest corner of the subdivision where it will flow westward into the natural drainage way on the Hach Chemical property. Soils -- Soils are suitable for agricultural development and because of the flat terrain, should pose no problem for industrial development. Flooding -- The site is not located within the flood plain. Flooding should not pose a problem if adequate drainage is provided. ANALYSIS: Thies 's Subdivision is a subdivision of a portion of Lot 1 of Spencer's First Industrial Addition, the final plat having been approved by City Council on March 26, 1974. Consequently, from a broader perspective, Lot 1, as platted, has already been found to meet engineering requirements, design standards, and environmental considerations and fits into the overall scheme of Spencer's First Industrial Addition. Should Lot 1 be. further subdivided, the design of Thies 's Subdivision would allow for an efficient and desirable subdivision of the remainder of the lot with respect to access, adequate lot size, and overall compatibility with Spencer's Subdivision.
