Hastings, hereby state that I am an Attorney at Law, duly admitted to the practice of law in the State of Iowa, and a member of the firm of Clark & Hastings, with offices at 409 Duff, Ames, Iowa 50010. 1 further state that I have examined the Abstract of Title to the following described real estate, located in Story County, Iowa: Part of the SW 114 of the SE 114 of Section 16, Township 83 North, Range 24 West of the 5th P.M., Ames, Story County, Iowa, more particularly described as follows: Beginning at the SW Corner of the SW 114 of the SE 114 of said Section 16; thence on an assumed bearing of N 000 07' 26" W, along the west line of the SW 114 of the SE 114 742.82 feet ; thence S 890 10' 26" E, 508.00 feet; thence N 000 07' 26" W, 557.36 feet to the North line of said SW 114 of the SE 114; thence S 890 10' E, along said North line 327.00 feet; thence S 000 06' 24" E, 1306.43 feet; thence N 880 44' 48" W, 834.72 feet to the point of beginning from the date of the root of title thereof, down to and including August 27, 1996, last certified by Cyclone Abstract & Title Co.. The real estate has been subdivided and is now known as Suncrest Subdivision, Ames, Iowa. Based upon information within the Abstract of Title, it is my opinion that the fee simple title to said real estate is in SUNCREST, L.C., and that said real estate is free from all encumbrances, except only for the lien of the mortgage given to Warren B. Sargent on July 23, 1996 and recorded on July 25, 1996 as Instr. No. 96-07683 of the Story County Records. It is my opinion that the real estate is further subject to easements and restrictions of record and the Zoning and Land Use Ordinances of Story County, Iowa. i100o Go� Dated this day of , 1996.
