RESOLUTION APPROVING VARIOUS URBAN REVITALIZATION TAX
EXEMPTIONS FOR IMPROVEMENTS PERFORMED ON VARIOUS PROPERTIES
WITHIN URBAN REVITALIZATION AREAS
WITHIN THE CITY OF AMES,IOWA
WHEREAS,TonyMinatta has submitted an application dated April29,2016,to the City Council
ofthe City of Ames, Iowa,requesting to receive an exemption from taxation on the actual value added by
improvements to property located at 921 9th Street,Unit No. 101; and
WHEREAS, said property is located within the Roosevelt School Urban Revitalization Area in
Ames, Iowa, as previously established by the City Council of the City of Ames, Iowa; and
WHEREAS,the improvement project respecting said property is in conformance with the Urban
Revitalization Plan as officially adopted by the City Council of the City ofAmes,Iowa,as well as the Land
Use Policy Plan and Zoning Ordinance; and
WHEREAS, the improvement on said property was made during the time in which such
improvements are eligible to the tax exemption as set forth in the Urban Revitalization Plan as adopted by
the City Council of the City of Ames, Iowa, and as set forth in the Urban Revitalization Act as adopted
by the Legislature of the State of Iowa and signed by the Governor of the State of Iowa; and
WHEREAS, said applicant is requesting Exemption Schedule:Three Years.

WHEREAS,Nola.Jean Poklitar has submitted an application dated April 18, 2016, to the City
Council of the City of Ames, Iowa, requesting to receive an exemption from taxation on the actual value
added by improvements to property located at 921 91h Street, Unit No. 202; and
WHEREAS, said property is located within the Roosevelt School Urban Revitalization Area in
Ames, Iowa, as previously established by the City Council of the City of Ames, Iowa; and
WHEREAS,the improvement project respecting said property is in conformance with the Urban
Revitalization Plan as officially adopted by the City Council ofthe City of Ames, Iowa,as well as the Land
Use Policy Plan and Zoning Ordinance; and
WHEREAS, the improvement on said property was made during the time in which such
improvements are eligible to the tax exemption as set forth in the Urban Revitalization Plan as adopted by
the City Council of the City of Ames, Iowa, and as set forth in the Urban Revitalization Act as adopted
by the Legislature of the State of Iowa and signed by the Governor of the State of Iowa; and
WHEREAS, said applicant is requesting Exemption Schedule:Three Years.

WHEREAS,Jason Salisbury and Manali Shethhave submitted an application dated November 4,
2016,to the City Council ofthe City ofAmes,Iowa, requesting to receive an exemption from taxation on
the actual value added by improvements to property located at 921 9th Street, Unit No. 306; and
WHEREAS, said property is located within the Roosevelt School Urban Revitalization Area in
Ames, Iowa, as previously established by the City Council of the City of Ames, Iowa; and
WHEREAS, the improvement project respecting said property is in conformance with the Urban
Revitalization Plan as officially adopted by the City Council of the City ofAmes,Iowa,as well as the Land
Use Policy Plan and Zoning Ordinance; and
WHEREAS, the improvement on said property was made during the time in which such
improvements are eligible to the tax exemption as set forth in the Urban Revitalization Plan as adopted by
the City Council of the City of Ames, Iowa, and as set forth in the Urban Revitalization Act as adopted
by the Legislature of the State of Iowa and signed by the Governor of the State of Iowa; and
WHEREAS, said applicant is requesting Exemption Schedule:Three Years.

WHEREAS,Ronald J.McMillen has submitted an application dated January 6,2017,to the City
C ouncil of the City of Ames, Iowa, requesting to receive an exemption from taxation on the actual value
added by improvements to property located at 413 Northwestern Avenue; and
WHEREAS, said property is located within the Downtown Urban Revitalization Area in Ames,
Iowa, as previously established by the City Council of the City of Ames, Iowa; and
WHEREAS, the improvement project respecting said property is in conformance with the Urban
Revitalization Plan as officially adopted by the City Council of the City ofAmes,Iowa,as well as the Land
Use Policy Plan and Zoning Ordinance; and
WHEREAS, the improvement on said property was made during the time in which such
improvements are eligible to the tax exemption as set forth in the Urban Revitalization Plan as adopted by
the City Council of the City of Ames, Iowa, and as set forth in the Urban Revitalization Act as adopted
by the Legislature of the State of Iowa and signed by the Governor of the State of Iowa; and
WHEREAS, said applicant is requesting Exemption Schedule:Tbree Years.

WHEREAS,Colonials Club House,LLC,has submitted an application dated January 19,2017,
to the City Council of the City of Ames, Iowa, requesting to receive an exemption from taxation on the
actual value added by improvements to property located at 217 Ash Avenue; and
WHEREAS, said property is located within the East University Impacted Urban Revitalization
Area in Ames, Iowa, as previously established by the City Council of the City of Ames, Iowa; and
WHEREAS,the improvement project respecting said property is in conformance with the Urban
Revitalization Plan as officially adopted by the City Council ofthe City of Ames, Iowa, as well as the Land
Use Policy Plan and Zoning Ordinance; and
WHEREAS, the improvement on said property was made during the time in which such
improvements are eligible to the tax exemption as set forth in the Urban Revitalization Plan as adopted by
the City Council of the City of Ames, Iowa, and as set forth in the Urban Revitalization Act as adopted
by the Legislature of the State of Iowa and signed by the Governor of the State of Iowa; and
WHEREAS, said applicant is requesting Exemption Schedule:Ten Years.

WHEREAS, WS Properties, LLC, has submitted an application dated January 30, 2017, to the
City Council of the City of Ames, Iowa, requesting to receive an exemption from taxation on the actual
value added by improvements to property located at 3505 Lincoln Way, Suites 101,201,202,203,204,
205, 206, 207, and 208; and
WHEREAS, said property is located within the Walnut Ridge Mixed-Use Urban Revitalization
Area Ames, Iowa, as previously established by the City Council ofthe City of Ames, Iowa; and
WHEREAS,the improvement project respecting said property is in conformance with the Urban
Revitalization Plan as officially adopted by the City Council of the City ofAmes,Iowa,as well as the Land
Use Policy Plan and Zoning Ordinance; and
WHEREAS, the improvement on said property was made during the time in which such
improvements are eligible to the tax exemption as set forth in the Urban Revitalization Plan as adopted by
the City Council of the City of Ames, Iowa, and as set forth in the Urban Revitalization Act as adopted
by the Legislature of the State of Iowa and signed by the Governor of the State of Iowa; and
WHEREAS, said applicant is requesting Exemption Schedule:Ten Years.

City Council of the City of Ames, Iowa, requesting to receive an exemption from taxation on the actual
value added by improvements to property located at 3505 Lincoln Way, Suites 102, 103, 104,and 105;
and
WHEREAS, said property is located within the Walnut Ridge Mixed-Use Urban Revitalization
Area in Ames, Iowa, as previously established by the City Council ofthe City of Ames, Iowa; and
WHEREAS,the improvement project respecting said property is in conformance with the Urban
Revitalization Plan as officially adopted by the City Council ofthe City of Arnes, Iowa,as well as the Land
Use Policy Plan and Zoning Ordinance; and
WHEREAS, the improvement on said property was made during the time in which such
improvements are eligible to the tax exemption as set forth in the Urban Revitalization Plan as adopted by
the City Council of the City of Arnes, Iowa, and as set forth in the Urban Revitalization Act as adopted
by the Legislature of the State of Iowa and signed by the Governor of the State of Iowa; and
WHEREAS, said applicant is requesting Exemption Schedule:Ten Years.

WHEREAS, Turn Key Investments, LLC, has submitted an application dated December 30,
2016,to the City Council ofthe City ofArnes, Iowa,requesting to receive an exemption fromtaxation on
the actual value added by improvements to property located at 3515 Lincoln Way; and
WHEREAS, said property is located within the Walnut Ridge Mixed-Use Urban Revitalization
Area in Ames, Iowa, as previously established by the City Council of the City of Ames, Iowa; and
WHEREAS, the improvement project respecting said property is in conformance with the Urban
Revitalization Plan as officially adopted by the City Council of the City ofAmes,Iowa,as well as the Land
Use Policy Plan and Zoning Ordinance; and
WHEREAS, the improvement on said property was made during the time in which such
improvements are eligible to the tax exemption as set forth in the Urban Revitalization Plan as adopted by
the City Council of the City of Ames, Iowa, and as set forth in the Urban Revitalization Act as adopted
by the Legislature of the State of Iowa and signed by the Governor of the State of Iowa; and
WHEREAS, said applicant is requesting Exemption Schedule:Ten Years.

NOW, THEREFORE, BE IT RESOLVED by the City Council of the CityofAmes, Iowa, that
said applications are hereby approved and the City Clerk is hereby authorized and directed to forward
said applications and a copy ofthis resolution to the Ames City Assessor with a statement complying with
the provisions of Section 4 of the Urban Revitalization Act by March 1, 1997.
