ACTION FORM SUMMARY: The applicant, Stone Brooke Partnership, is requesting that the City Council approve the Final Plat for Stone Brooke Subdivision, Sixth Addition. Staff is recommending that this Final Plat be approved. BACKGROUND: The applicant, Stone Brooke Partnership, is requesting that the City Council approve the Final Plat for Stone Brooke Subdivision, Sixth Addition. This proposed plat includes 20 lots to be developed with single family attached/detached housing as part of the Stone Brooke PUD and an 11.9 acre outlot (Outlot X) will be developed as a storm water detention facility for the storm water drainage from this subdivision, as well as for a part of the larger drainage basin that currently flows to this outlot and eventually into Hallett's Quarry. The City is in the process of acquiring the outlot so that it can construct storm water detention/cleansing ponds on this site. ANALYSIS: Staff has reviewed the Final Plat for Stone Brooke Subdivision, Sixth Addition and has determined that the plat meets the requirements of the City. All of the underground utilities have been installed, as well as the street base course. These improvements have been certified as being complete. -The only remaining improvement is the final street surface. The developers have provided a bond in the amount of $10,000, along with a signed improvement agreement that insures the installation of the remaining improvement. In addition, the developers have given to the City the amount of$7,900 for their share of the cost of the storm water detention facility that will be constructed by the City on Outlot X. STAFF COMMENT: Staff has reviewed this Final Plat and has determined that it meets the requirements of the City and is recommending that this Final Plat be approved. ALTERNATIVES: 1. The City Council can approve the Final Plat for Stone Brooke Subdivision, Sixth Addition. 2. The City Council can deny approval of the Final Plat for Stone Brooke Subdivision, Sixth Addition. 3. The City Council can approve the Final Plat for Stone Brooke Subdivision, Sixth Addition with modifications. MANAGER'S RECOMMENDED ACTION: It is the recommendation of the City Manager that the City Council adopt Alternative #1. This action will approve the Final Plat for Stone Brooke Subdivision, Sixth Addition and provide for additional lots for single-family attached and detached home construction for the final phase of the Stone Brooke PUD. It will provide for an area totaling 11.9 acres which could be purchased for the construction of storm water detention/cleansing ponds that will take care of storm water for a part of the Hallett's Quarry watershed.
