Resolution Approving an Amendment to the CDP/PUD for Stone Brooke
2nd Addition
BACKGROUND:
The existing approved CDP/PUD plan for the Stone Brooke development
includes 206 residential lots, located on 72 acres on the north side of
Bloomington Road, approximately 1/4 mile west of the Hoover
Avenue/Top-O-Hollow Road intersection.
On March 18, 1980, the Ames City Council approved the CDP/PUD for
Stone Brooke and delineated Phase I of the development which included 66
units. On March 13, 1984, the City Council approved an amended
CDP/PUD for Phase I of Stone Brooke. This amended plan permitted the
construction of 73 residential lots and included a larger area than was
originally depicted for Phase I as per the March 18, 1980, approval. The
lot configurations were also changed in 1984 from what was approved in
1980.
The developers are now applying to amend the approved PUD/CDP in order
-to proceed with Phase II which will involve the platting of Stone Brooke
Second Addition.
Briefly, the changes are as follows:
1. The type of units is being changed to allow single-family attached
(patio homes) and single-family detached units on the remainder of
the residential lots in the Stone Brooke development. The current
approved plan shows 88 townhouse units and 44 patio homes units for
the remainder of the development.
2. The lots in Phase II, which will be platted as Stone Brooke Second
Addition, will be located along Stone Brooke Road. Previously, some-
of these lots were shown some distance back from the street.
3. The developers have established front yard setbacks of 20 feet for
the units -in the remainder of the PUD. No minimum side yards are
established where lots contain an attached structure. Under no
circumstances will there be less than a five foot separation between
individual structures. No rear yard setbacks have been established
as part of this amendment. A building envelope has been established
on the PUD plan and a maximum number of units has been established

for each segment of the envelope. Lots will be defined for each
subsequent phase within the building envelopes as shown on the
attached plan.
4. The developers have reduced the total number of units to be
developed from 206 to 203 units.
This development has been reviewed by the Development Review Committee,
and has been found in compliance with applicable codes. The storm water
management plan, developed in 1980, will be implemented for Phase II.
The developers are aware that Lot 8 will require special construction
considerations because of sanitary sewer depth concerns. The adequacy of
water pressure has been reviewed, and the proposed Second Addition can
be served with the current unlooped system.
The Planning and Zoning Commission has reviewed this request and have
recommended that it be approved.
ALTERNATIVES:
1. The City Council can approve the revised CDP/PUD for Stone Brooke
Subdivision.
2. The City Council can deny approval of the revised CDP/PUD for
Stone Brooke Subdivision.
3. The City Council can approve the revised CDP/PUD for Stone Brooke
Subdivision with modifications.
MANAGER'S RECOMMENDED ACTION:
It is the recommendation of the City Manager that the City Council adopt
Alternative P. This will approve the amendment to the CDP/PUD for
Stone Brook 2nd Addition.
