SUBJECT: Request to amend sidewalk location for SSpring Valley g-hth
Subdivision.
BACKGROUND:
The City of Ames Subdivision Ordinance requires that sidewalks be
installed as plat improvements where any lot abuts a street right-of-way.
The developers of Spring Valley Eighth Subdivision have requested a
change in this requirement because most of the lots in this subdivision
would have sidewalks in both the front yard and back yard of the lots.
The developers informed the Spring Valley Homeowners' Association of this
proposal. The Homeowners' Association does not approve of the
developers' proposal and has submitted a different plan. The attached
plat map shows how each Proposal compares with what is required by the
Subdivision Ordinance.
ALTERNATIVES
1. Approve the developers' request to install sidewalks in the front
yards of Lots 6-9 along Idaho Court and in the back yards of Lots
1-5 along Idaho Avenue and Ontario Street for Spring Valley Eighth
Subdivision.
2. Approve the Homeowners' Association request to install sidewalks in
the front yards of lots 1-9 along Idaho Court and in the back yards
of Lots 3-5 along Ontario Street and between Lots 4 and 5 from the
Idaho Court sidewalk to the Ontario Street sidewalk for Spring
Valley Eighth Subdivision subject to dedication of public walkway
easements by the developers.
3. Enforce the Subdivision Ordinance and require that sidewalk be
installed in the front yards of Lots 1-9 along Idaho Court, in the
back yards of Lots 1-3 along Idaho Avenue and in the back yards of
lots 3-5 along Ontario Street for Spring Valley Eighth Subdivision.
MANAGER'S RECOMMENDED ACTION:
It is recommended by the City Manager that the City Council adopt alter-
native number 2 above, thereby approving the Spring Valley Homeowners'
Association request to install sidewalks in the front yards of Lots 1-9 along
Idaho Court and in the back yards of Lots 3-5 along Ontario Street and
between Lots 4 and 5 from the Idaho Court sidewalk to the Ontario Street

sidewalk, Spring Valley Eighth Subdivision subject to dedication of public
walkway easements.
Should public walkway easements not be granted by the developers for the
sidewalk that connects Idaho Court to Ontario Street between Lots 4 and 5
Spring Valley Eighth Addition, the Subdivision Ordinance will be enforced
and sidewalks will be installed where any street abuts a street
right-of-way (as in alternative number 3 above).

minimized in the above addition.

we have shown in red, our proposal for location of public
walks.
