COUNCIL ACTION FORM
SUBJECT: APPROVAL OF THE FINAL PLAT FOR SOUTHERN HILLS
SUBDIVISION SECOND ADDITION IN AMES, IOWA.
BACKGROUND:
The owners of the property north of Airport Road and east of South Riverside
Drive have met the requirements of the City with respect to the subdivision
ordinance.
The developers have filed guarantees to assure completion of the public
improvements. The developers have again requested that the sidewalk
requirement for this<subdivision be waived. It is staffs recommendation that the
sidewalks be constructed as approved in the CDP to accommodate pedestrian
traffic as is required for all areas of development.
ALTERNATIVES:
1. Approve the Final Plat with the sidewalk requirement for both sides of Southern
Hills Drive as approved in the CDP.
2. Approve the Final Plat with waiver of the sidewalk requirement as requested by
the Developer.
3. Approve the Final Plat with sidewalk required only on the north side of Southern
Hills Drive as suggested for an alternate by the Developer.
4. Reject the Final Plat.
MANAGER'S RECOMMENDED ACTION:
It is recommended by the City Manager that the City Council adopt alternative #1
thereby approving the Final Plat with the sidewalk requirement for both sides of
Southern Hills Drive as approved in the CDP.

Southern Hills Drive, Ames, Iowa
The Honorable Mayor and Members of the City Council:
As owners of the property locally known as the Southern Hills Industrial Park, we would
like to again ask you to consider waiving the sidewalk requirement for the General-
Industrial development. We respect the City's position on the sidewalk requirement;
however, we do not feel that sidewalks are appropriate in this development for the
following reasons:
1. A City bicycle path exists along Airport Road for pedestrian purposes.
2. There are no sidewalks along South Riverside Drive to connect with the
proposed sidewalks on Southern Hills Drive and Airport Road.
3. Security is a concern, especially in providing pedestrian access to Security
Self Storage units along the south side of Southern Hills Drive.
If you still feel that sidewalks are necessary for this development, we would like to ask
that you consider limiting sidewalks to only the north side of Southern Hills Drive, since
the south side is primarily storage units buildings and a water retention pond.
