Hastings; hereby state that I am an Attorney at Law, duly admitted to the practice of law in the State of Iowa, and a member of the firm of Hastings & Gartin, with offices at 409 Duff, Ames, Iowa. I further state that I have examined the Abstract of Title to the following described real estate, located in Story County, Iowa: Commencing at the Center of Section 14, Township 83 North, Range 24 West of the 5th P.M., thence N 00°00', 158.96 feet along the Quarter Section line, thence S 89'33' E, 189.9 feet to the point of beginning, thence S 89*33' E, 2,445.7 feet to the East line of Section 14, Township 83 North, Range 24, thence N 00*00' E, 255.2 feet along said Section line, thence N 89*33' W, 609.8 feet, thence N 00°00', 200.0 feet, thence N 89033' W, 1,735.9 feet to the State Highway Right of Way line, thence S 71*07' W 105.7 feet, thence S 00'00', 278.4 feet, thence Southerly 141.8 feet along a 71,321 foot radius curve concave Westerly and tangent to the preceding course to the point of beginning, (Exception 1) Excepting therefrom the following tract: Commencing at the center of Section 14, Township 83 North, Range 24 West of the 5th P.M., thence N 00°00', 158.96 feet along the Quarter Section line, thence S 89*33' E, 189.9 feet to the point of beginning. Thence continuing S 89*33' E, 2,445.7 feet to the East line of said Section 14, thence N 89°12 1/2' W,.2,445.8 feet, thence South 14.6 feet to the point of beginning. Said parcel contains 22.3065 acres and is situated in the S 1/2 of the NE 114 of Section 14, Township 83 North, Range 24 West of the 5th P.M., City of Ames, Story County, Iowa, and (Exception 2) Except the following described tract: Commencing at the Center of Section 14, Township 83 North, Range 24 West of the 5th P.M., thence N 00°00', 158.96 feet along the Quarter Section Line, thence.S 89*33' E, 189.9 feet, thence Northerly 141 .8 feet along a 71,321 foot radius curve concave Westerly and tangent to the following course, thence N 00°00', 63.4 feet to the point of beginning, Thence S 89*33' E, 877.22 feet, thence N 0`27' E, 250.0 feet, thence N 89'33' W, 779.2 feet, thence S 71*07, W, 105.7 feet, thence S 00'00', 215.0 feet to the point of beginning, and (Exception 3) Except a parcel of land described as follows: Commencing at the Center of Section 14, Township 83 North, Range 24 West of the 5th P.M., thence N 00'00' 158.96 feet along the Quarter Section line, thence S 89'33' E 189.9 feet, thence N 00*00' approximately 14.6 feet to the point of beginning. Thence N 00*00' 120,6 feet, thence East 181 .5 feet, thence South 120.6 feet, thence West 181 .5 feet to the point of 99- 14 14 6 (y) beginning. Tract contains approximately 21,780 square feet or .5 acre, the northern dimension of which is now more accurately described as commencing at the Northeast corner of the exception, thence N 89026'53" W, 192.67 feet (measured) and 192.5 feet (recorded) and the eastern dimension of which is now more accurately described as commencing at the Southeast corner of the exception, thence N 00003'15" W, 113.73 feet (measured) 113.75 feet (recorded); and (Exception 4) Except a parcel of land described as follows: Commencing at the Center of Section 14, Township 83 North, Range 24 West of the 5th P.M., City of Ames, Story County, Iowa; thence North 158.96 feet along the Quarter Section line to the point of beginning; thence North 14.6 feet; thence Southeasterly to a point on the East line of said Section 14, 155A feet North of the East Quarter corner of said Section 14; thence West to the-point of beginning from the date of the root of title thereof, down to and including the 26 day of July, 1999, last certified by Iowa Title Company. The real estate has been subdivided and is now known as SOUTH DUFF COMMUNITY PARK, AMES, IOWA. Based upon information within the Abstract of Title, it is my opinion that the fee simple title to said real estate is in DICKSON JENSEN and LUANN JENSEN, and that said real estate is free from all encumbrances. It is my opinion that the real estate is further subject to easements and restrictions of record and the Zoning and Land Use Ordinances of Story County, Iowa. Dated this 7 day of September, 1999.
