I, David W. Benson, the undersigned attorney, have exam-
ined the record title to the real estate described on exhibit
"A", attached hereto, to be known as SOPER'S MEADOW SUBDIVI-
SION. OF AMES,- IOWA, and based thereon I am of the opinion
that record merchantable fee simple title to said real estate
is vested in RUSSELL S. SOPER and HELEN D. SOPER free from
encumbrances, all as of the 27th day of April, 1993.
