COUNCIL ACTION FORM
SUBJECT: RESOLUTION APPROVING THE FINAL PLAT OF SOMERSET
SUBDIVISION, 81h ADDITION.
ACTION FORM SUMMARY: The applicants are requesting that the City Council approve
the Final Plat of Somerset Subdivision, 81h Addition.
Staff is recommending that this Final Plat be approved.
BACKGROUND:
The applicants, Erben Hunziker Revocable Trust, Donald and Ruth Furman Revocable
Trust, and R. Friedrich and Sons, Inc., are requesting that the City Council approve the
Final Plat for Somerset Subdivision, 8'Addition. The proposed plat involves the re-division
of Lot 2, Block 2 of Somerset Subdivision, 5th Addition. The proposed plat will create one
lot and one outlot. The purpose for the final plat of subdivision is to enable the transfer
of a smaller, triangular portion of the property (proposed Outlot F) to separate ownership
from the ultimate owner of proposed Lot 1. The proposed Lot 1 will be the location of
multiple family structures that have been approved as part of a recent PUD Plan approval.
Proposed Outlot F will remain as an unbuildable parcel.
ANALYSIS:
The staff has reviewed the Final Plat for Somerset Subdivision, 8th Addition and has
determined that this plat complies with the requirements of the City.
No public improvements, other than the installation of sidewalks, are required as part of
this subdivision. The developers have signed an Agreement for Sidewalks, which will
insure the installation of sidewalks. In all other respects, the Final Plat meets requirements
of the City. Staff is recommending that this plat be approved. (A copy of the Final Plat is
attached).
ALTERNATIVES:
1. The City Council can approve the Final Plat of Somerset Subdivision, 8th Addition.
2. The City Council can deny approval of the Final Plat of Somerset Subdivision, 8th
Addition.
3. The City Council can approve the Final Plat of Somerset Subdivision, 81'Addition with
modifications.
MANAGER'S RECOMMENDED ACTION:
It is the recommendation of the City Manager that the City Council adopt Alternative #1.
This action will approve the Final Plat of Somerset Subdivision, 8th Addition. This will
provide for the ability to transfer Outlot F to separate ownership from Lot 1 of this
subdivision.
