RESOLUTION APPROVING REVISION TO MAJOR SITE DEVELOPMENT PLAN
FOR SOMERSET SUBDIVISION COMBINING TWO BUILDINGS INTO ONE FOR
PROPERTY AT 2321 BRISTOL DRIVE
FOR THE CITY OF AMES, IOWA
WHEREAS, the developer of property in Somerset Subdivision located north of the
intersection of Bristol Drive and Kent Avenue is requesting approval of a revision to the approved
Major Site Development Plan; and,
WHEREAS,the property currently contains two two-story apartment buildings with garages
and surface parking areas that serve these two buildings; and,
WHEREAS, the current Major Site Development Plan also includes two additional three-
story, 12-unit apartment buildings on this parcel facing Ken Avenue; and,
WHEREAS, the proposed Plan revision is to combine these two buildings into one three-
story 24-unit apartment building in the same location, and it also incorporates a minor amendment
previously approved by staff changing the number of units from eight to ten in one of the apartment
buildings on this property that has already been constructed; and,
WHEREAS, the property is zoned Village Residential Floating Zone, and the Zoning
Ordinance requires Council approval of an amendment to the Major Site Development Plan that
changes the number of buildings in the development; and,
WHEREAS, the proposed change will result in the same number of apartment units in the
same location as the current approved Plan; and,
WHEREAS, amendments to the Major Site Development Plan should comply with the
purpose, development principles, and development standards of the Village Residential Zoning
designation, and staff has determined that the proposed amendment is consistent with all of the
criteria; and,
WHEREAS,the Planning and Zoning Commission unanimously recommended approval of
the proposed revision at its November 7 meeting.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Ames, Iowa,
that the revision to the Major Site Development Plan for the Somerset Subdivision that combines
two buildings into one on property located at 2321 Bristol Drive is hereby approved.
ADOPTED THIS 271h day of November, 2012.
