Total Area of Subdivision -- 161,400 sq. ft. or 3.7 acres
Number of Lots -- 10
Lot Size -- Vary in size from 6,000 sq. ft. to 35,600 sq. ft.
ZONING & LAND USE:
Subject Parcel -- G-I; Variety of industrial uses
North -- G-I; Railroad and industrial uses north of the railroad
South -- G-I; Industrial uses
East -- G-I; Industrial uses
West -- G-I; Vacant industrial land
FINDINGS:
Land Use Policy Plan
The Land Use Policy Plan designates this area for industrial development.
Public Utilities
Water -- 18" water line in Pullman Street
Sanitary Sewer -- 10" sanitary sewer line in Pullman Street between Whitney Ave.
and Dayton Ave.
Storm Sewer -- Drainage ditch along north side of lots.
Vehicular Access
Access is available via Pullman Street which is currently an unpaved gravel
street.
Physical Characteristics
Vegetation -- Vegetation is characteristic of an urbanized area.
Terrain -- Gently sloping to the west.
Drainage -- Drainage is to the west.
Soils -- Information not available.
Flooding -- This area is not subject to flooding.

ANALYSIS:
1. The entire area of the subdivision was at one time owned by the Wisconsin Lot
Company which is the real estate company of the Northwestern Railroad. That
company has apparently sold off parcels of land illegally over a period of time.
Thus, the property owners, including the City of Ames, have found themselves in
the situation of owning land that has been illegally subdivided. All those
owners, including the original property owner, are participating in the costs of
the subdivision process.
2. The question regarding the legal status of the lots in this subdivision came
to the attention of the City Staff. in October, 1981, when Marion Eacret requested
a special permit from the ZBA to construct a storage building on the land (Lot 9)
that he was in the process of purchasing. At that time it was discovered that his
lot was not a lot of record and that a number of illegal lot splits had taken
place in the area. The ZBA tabled his request indefinitely until such time as
the land was properly subdivided.
3. By Resolution No. 82-212, the City Council has agreed to pay its portion of
the costs of having the subject parcel subdivided. They have also agreed that there
shall be "no requirement for paving, curb and gutter, sidewalks, or the extension
of sanitary sewer westward from its present location at Whitney Avenue."
RECOMMENDATION:
The Department recommends that this CDP be approved.
