Engineering Plus 612 5th Street Ames, IA 50010 1 Dear Ken: The Public Works and Planning and Housing I reviewed the Administrative Plat submittals for N Eighteenth Addition and find them to be in requirements of the City. The following items shoula ►— til 111C rinai riat submittal. 1. Addresses The addresses are approved as called out on the plat. 2. Public Utility Easements The front 5' adjacent to street right-of-way. 3. Additional Easements Other easements shall be written as necessary to accommodate development, construction, and site conditions. 4. Digital Submittal The Final Plat should also be submitted on 31/2" disk in either AutoCAD R. 12 or .dxf format. IC Janssen, Engineering Plus [N Ridge 18"'1 May 27, 1999 Page 2 5. Public Improvements The P public improvement plans need to be submitted for approval b the P P PP Y Engineering Division staff. Installation of sewer, water, and sump services will not be allowed until all lot corners fronting on streets are flagged or lathed. The public improvements involve street, water main, sanitary sewer, storm sewer, pathways, and street light construction. If the improvements are not completed at the time of Final Plat submittal, the bond requirements will be as follows: Street Construction $ 210,000 Water Main 65,000 Sanitary Sewer 171,000 Storm Sewer 102,000 Street Light 7,400 Based on the above items, the Administrative Plat is approved. One year will be given from the date of this letter to file the Final Plat. Please be advised that the new subdivision ordinance will be in affect by the time you file the final plat for this subdivision. I wanted to remind you that the Developer's Agreement for Northridge, 17th, stated that if were to be an 18th Addition, the developer must provide financial security in an amount of $43,500.
