Re: Requests for Modifications in the Required Right-of-Way and
Street Pavement Widths
Northridge Parkway Subdivision
Dear Mayor and Council Members:
As part of the submittal of the Conceptual Development Plan for
this project , we are hereby formally requesting your
consideration for reducing the required width for right-of-way
and street pavement widths in the non-through, minor residential
streets in this subdivision. Our request involves reducing the
right-of-way width from sixty (60 ) feet to fifty-six (56 ) feet,
and reducing the required pavement width from thirty-one (31 )
feet to twenty-seven ( 27 ) feet. This request includes the
following cul-de-sacs proposed in the Conceptual Development
Plan:
Alderwood Circle Goldenrod Circle
Aspen Circle Hemlock Circle
Bayberry Circle Sumac Circle
Dogwood Circle Sycamore Circle
Evergreen Circle Tupelo Circle
According to the Municipal Code (Section 23.22 (2) ) , this request
is allowed of developers in cases where the streets are non-
through, service access, minor streets where sufficient area is
maintained for utility construction. This request has been
reviewed with all appropriate City staff, and is appropriate for
this development.
