COUNCIL ACTION FORM
SUBJECT: RESOLUTION APPROVING THE FINAL PLAT FOR SOMERSET
SUBDIVISION, 101h ADDITION.
ACTION FORM SUMMARY: The applicants, Erben Hunziker and Margaret Hunziker
Development, L.L.C., D&R Furman, L.L.C., and R. Friedrich and Sons, Inc., are requesting
that the City Council approve the Final Plat for Somerset Subdivision, 10th Addition.
Staff is recommending that the Final Plat be approved.
BACKGROUND:
The applicants, Erben Hunziker and Margaret Hunziker Development, L.L.C., D&R
Furman, L.L.C., and R. Friedrich and Sons, Inc., are requesting that the City Council
approve the Final Plat for Somerset Subdivision, 10th Addition.
The proposed Final Plat involves the creation of one numbered lot that is a buildable lot,
and three remnant outlots that will remain unbuildable until additional subdivision of the
outlots occur.
The lots in question are located within the commercial center of the Somerset Subdivision
and are zoned Village Residential. The single lot that is being created for the purpose of
future building is .25 acres and the remaining outlots range in size from 16 acres to 2.6
acres. The largest outlot will ultimately be used for the parking lot for the commercial area
in Somerset. The other outlots will be subdivided further and will be the location for
additional commercial building.
ANALYSIS:
The Final Plat for Somerset Subdivision, 10" Addition has been reviewed by staff and it
has been determined that it complies with the requirements of the subdivision regulations.
No additional subdivision improvements are required as part of this subdivision with the
exception of the installation of sidewalk improvements. The installation of the sidewalk
improvements is secured by a Sidewalk Agreement that has been signed by the applicants.
Based on this review, staff has determined that the proposed Final Plat for Somerset
Subdivision, 101h Addition is in compliance with the requirements of the City and should be
approved. (A copy of the Final Plat is attached.)
ALTERNATIVES:
1. The City Council can approve the Final Plat for Somerset Subdivision, 10th Addition.
2. The City Council can deny approval of the Final Plat for Somerset Subdivision, 10th
Addition.
3. The City Council can approve the Final Plat for Somerset Subdivision, 10th Addition
with modifications.
MANAGER'S RECOMMENDED ACTION:
It is the recommendation of the City Manager that the City Council approve Alternative #1.
This will approve the Final Plat for Somerset Subdivision, 10th Addition. This approval will
result in the Final Plat being recorded in the Story County Recorder's office and allow for
development on the numbered lot that is created as a result of this subdivision.
