HomeMy WebLinkAboutA013 - Council Action Form dated November 9, 1999 a a ITEM # ALf CL DATE 11/09/99 COUNCIL ACTION FORM SUBJECT: RESOLUTION ACCEPTING PARTIAL COMPLETION OF PUBLIC IMPROVEMENTS AND APPROVING THE FINAL PLAT OF HILLSIDE SUBDIVISION, FIFTH ADDITION. ACTION FORM SUMMARY: The applicant, Hunziker Development Co. L.L.C., is requesting approval of a Final Plat of Hillside Subdivision, 5t" Addition. Staff is recommending that this Final Plat be approved. BACKGROUND: The applicant, Hunziker Development Co. L.L.C., is requesting approval of the Final Plat of the Hillside Subdivision, 5" Addition. The proposed plat includes 34 lots and is zoned R1-6 (single family residential). The lots range in size from 9,000 square feet to 14,572 square feet. ANALYSIS: The staff has reviewed the documents that have been submitted as part of this Final Plat and have determined that the requirements of the City's subdivision regulations have been met. The developer has installed some of the subdivision improvements, including storm sewer, sanitary sewer, water mains, asphalt base and curb. These improvements have been certified by the Municipal Engineer as being complete and are being proposed for acceptance by the City Council. In addition to the improvements that are installed, the developer has submitted two Letters of Credit totaling $40,000, along with a Public Improvements Agreement that is designed to guarantee the installation of the remaining improvements. Based on the review of this Final Plat, staff has determined that all requirements have been met and is recommending that this Final Plat be approved ALTERNATIVES: 1. The City Council can accept the improvements that are certified as being complete and approve the Final Plat for Hillside Subdivision, 51h Addition. 2. The City Council can accept the improvements that are certified as being complete and approve the Final Plat of Hillside Subdivision, 5th Addition with modifications. 3. The City Council can deny approval of the Final Plat of Hillside Subdivision, 5th Addition. MANAGER'S RECOMMENDED ACTION: It is the recommendation of the City Manager that the City Council adopt Alternative #1. This action will accept the improvements that have been certified by the Municipal Engineer as being complete and will approve the Final Plat of the Hillside Subdivision, 5th Addition.
