RE: Title Opinion
Greetings:
At your request we have examined the Abstract of Title, prepared by Batman-Sayers
Abstract Company of Nevada, Iowa, consisting of qq entries showing the
title from Root of Title down to and including the R day of K ,
2000, at I I ! 3 p O'clock, _,M., to the following desci ibed real estate
located in Story County, Iowa, to-wit:
The East One-half(E 1/2) of Lot Seventeen (17) in Emerald
Subdivision, an Official Plat now included in and forming a
portion of the City of Ames, Story County, Iowa. Said tract
of land being subject to and together with any and all ease-
ments of record. Said tract of land contains 0.499 acres
more or less.
We are of the opinion that the Abstract shows on the date of continuation thereof good
and merchantable title to the above-described real estate in fee simple in Eldon L. Guge
and Paula A. Guge, husband and wife as joint tenants with full rights of survivorship and
not as tenants in common.
There is a mortgage given by Eldon L. Guge and Paula A. Guge, husband and wife to
First Federal Savings Bank of Fort Dodge, Fort Dodge, Iowa, dated June 9, 2000, and
recorded as Instrument No. 00-06210 on June 9, 2000, in the office of the Story County
Recorder.
We find no tax liens or other encumbrances against the above-described real estate.
