COUNCIL ACTION FORM
SUBJECT: RESOLUTION APPROVING THE FINAL PLAT FOR GUGE SUBDIVISION,
TO THE CITY OF AMES.
ACTION FORM SUMMARY: The applicants, Eldon and Paula Guge, are requesting that

the City Council approve the Final Plat for the Guge Subdivision to the City of Ames, and
are also requesting that the City Council approve a request to waive the sidewalk
requirement.
Staff is recommending that this Final Plat be approved and that the request to waive the
sidewalks be denied.
BACKGROUND:
The applicants, Eldon and Paula Guge, are requesting that the City Council approve the
Final Plat for the Guge Subdivision to the City of Ames. The applicants are also requesting
that the sidewalk requirement be waived. This proposed plat includes the creation of two
lots that are 10,114 and 11,636 square feet in size. The lots are sized to create four (4)
dwelling units per net acre. The lots in question are zoned "RL", Residential Low Density.
One of the proposed lots currently has a home located on it, the other lot would be created
for the construction of an additional home. The lots currently have all required infrastructure
available to the proposed lots, with the exception of sidewalk improvements.
ANALYSIS:
Staff has reviewed the Final Plat for the Guge Subdivision to the City of Ames and has
determined that the plat meets the requirements of the City. The applicants have signed
an agreement to install sidewalks, even though they are requesting that the sidewalk
requirement be waived by the City Council. This agreement has been signed as a means
to complete the processing of the request for Final Plat approval. Without the signed
agreement, staff would have indicated that the request before the City Council is
incomplete and thus should not be approved.
STAFF COMMENT:
All other infrastructure is in place and all other requirements of the subdivision regulations
have been complied with, as long as the City Council does not waive the sidewalk
requirement. As a result of this, staff is recommending that the Final Plat of Guge
Subdivision to the City of Ames be approved and that the request to waive the sidewalk
requirement be denied. (A copy of the plat is attached).
ALTERNATIVES:
1. The City Council can deny approval of the request to waive the sidewalk requirement
and approve the Final Plat for the Guge Subdivision to the City of Ames.
2. The City Council can approve the request to waive the sidewalk requirement and
approve the Final Plat of the Guge Subdivision to the City of Ames.
3. The City Council can approve the Final Plat for Guge Subdivision with modifications.
4. The City Council can deny approval of the Final Plat of the Guge Subdivision to the
City of Ames.
MANAGER'S RECOMMENDED ACTION:
It is the recommendation of the City Manager that the City Council adopt Alternative #1.
This action will deny the request to waive the sidewalk requirement and approve the Final
Plat for Guge Subdivision to the City of Ames.
