RESOLUTION NO. 14-275
RESOLUTION APPROVING PLAT OF SURVEY FOR
551, 703,AND 705 SOUTH DUFF AVENUE
FOR THE CITY OF AMES
WHEREAS, application for a proposed Plat of Survey has been submitted for a boundary line
adjustment per Section 23.309 of the Municipal Code; and,
WHEREAS, the site is located at 551, 703, and 705 South Duff Avenue, and the owner is
Hunziker Properties, LLC, and E-M Hunziker, LLC; and,
WHEREAS,the real estate description is Parcel 'AY': Lot 20 and the South 22 feet of Lot 19 in
Cayler's Second Addition to Ames, Story County, Iowa, and part of the Northeast Quarter of the
Southwest Quarter of Section 11, Township 83 North, Range 24 West of the 5t' P.M., City of Ames,
Story County, Iowa, all together being described as follows: Beginning at the Southeast Corner of said
Lot 20;thence S00°20'53"E,216.25 feet along the West right of way line of South Duff Avenue;thence
S89027'37"W, 14.00 feet; thence S00°20'53"E, 28.00 feet; thence S89°27'37"W, 406.17 feet; thence
S00°20'53"E, 321.21 feet to the approximate centerline of Squaw Creek; thence N69049'20"W, 91.84
feet along said line;thence N00°29'57"W,377.71 feet;thence S89 027'37"W,41.18 feet to the Southwest
Corner of the North 155.25 feet of the East 641 feet of said Southwest Quarter; thence N00°24'21"W,
155.19 feet to the Southwest Corner of said Lot 20;thence N00 025'42"W,82.06 feet along the West line
of said Lots 20 and 19; thence N89°29'23"E, 548.36 feet to the East line of said Lot 19; thence
S00°32'30"E, 81.72 feet along the East line of said Lots 19 and 20 to the point of beginning, containing
4.62 acres.
WHEREAS, a preliminary decision of the Planning and Housing Director finds that approval
requires all public improvements associated with and required for the proposed plat of survey be delayed,
subject to an improvement guarantee as described in Section 23.403(14) (Shared-Use Path).
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Ames, Iowa, that
the Plat of Survey for 551, 703, and 705 South Duff Avenue is hereby approved.
ADOPTED THIS 131h day of May, 2014.
