Based upon my examination of the abstracts. I am of the opinion h'
that merchantable title ir1 fee simple and free from material objec-
tions is in Gateway Center, Ltd., The Sandage Companies, and Iowa
State University Alumni Association, except for:
1. A certain real estate mortgage in favor of United Federal
Savings Bank of Iowa, dated July 26, 1985, and filed in the If
office of the Story County Recorder on August 29. 1985 in
Book 267 at Page 273
2. A certain real estate mortgage in favor of Brenton National
Bank of Des Moines, Iowa. dated September 24, 1976, and
filed in the office of the Story County Recorder on
September 27, 1976 in Book 128 at Page 551 and amended on
October 8, 1985 and filed on October 11, 1985, in Book 270
at Page 273.
3. It is shown that this property is subject to City Zoning
Ordinance /2751, City of Ames, Iowa, which classifies the
property as an R-2 District for Lot 1, and P-C for Lots 2,
5, and A, and must comply with the laws pertaining
thereto.
Said real estate is to be hereinafter known as Gateway-Green
Hills Subdivision to Ames, Iowa, a replat of Gateway Center Subdi-
