Re: Waiver Request for Sidewalk Improvements
Dayton Industrial Park
Dear Mayor and Council Members:
This letter is submitted with the Preliminary Plat to request a waiver from sidewalk
improvements in this proposed industrial park. This development is planned for large
lots with industrial users, and there will be little or no pedestrian traffic within this
setting. Waiving the sidewalk improvements will significantly reduce the costs of
development and subsequent costs to property owners (the sidewalk requirements for
one lot vary from $2500 to $5000).
There are similar projects where these improvements have been waived, including the
Ames Community Industrial Park directly east and north of this property. This request is
based on the very same conditions, and we look forward to your approval of this waiver.

a waiver of sidewalk requirements in the Dayton Industrial Park. A copy of your letter has been
forwarded to the Planning and Housing Director Brian O'Connell for his response. You will be
notified when this item will be heard by the City Council.
