This development is planned for large lots with industrial users, and there will be little or no pedestrian traffic within this setting. Waiving the sidewalk improvements will significantly reduce the costs of development and subsequent costs to property owners (the sidewalk requirements for one lot vary from $2500 to $5000). There are similar projects where these improvements have been waived, including the Ames Community Industrial Park directly east and north of this property.
