COUNCIL ACTION FORM
SUBJECT: RESOLUTION APPROVING THE FINAL PLAT FOR BLOOMINGTON
HEIGHTS PLAT 9
ACTION FORM SUMMARY: The applicant, Ames Land Company, L.L.C., is requesting
that the City Council approve the Final Plat for Bloomington Heights Plat 9.
Staff is recommending that this Final Plat be approved.
BACKGROUND:
The applicant, Ames Land Company, L.L.C., is requesting that the City Council approve
the Final Plat for Bloomington Heights Plat 9. This proposed plat includes the creation of
31 lots and one larger undivided outlot that is the remnant of the subdivision that is yet to
be divided.
The property is question is zoned Residential Low Density (RL). The lots range in size
from 7,750 square feet to as much as 12,891 square feet. The net density of this
subdivision is 5.05 dwellings units per acre. All proposed lots meet the requirements of the
City's regulations.
ANALYSIS:
Staff has reviewed the Final Plat for Bloomington Heights Plat 9 and has determined that
the plat meets the requirements of the City. Much of the required infrastructure has
already been installed. This includes underground utilities and street base course. These
improvements have been certified as being complete. The remaining improvements to be
installed include street lights and final street surface. The developers have provided a
bond in the amount of$36,000, along with a signed Improvement Agreement that insures
the installation of the remaining improvements.
STAFF COMMENTS:
Staff has reviewed this Final Plat and has determined that it meets the requirements of the
City and is recommending that this Final Plat be approved. (A copy of the Final Plat is
attached.)

1. The City Council can approve the Final Plat for Bloomington Heights Plat 9.
2. The City Council can deny approval of the Final Plat for Bloomington Heights Plat 9.
3. The City Council can approve the Final Plat for Bloomington Heights Plat 9 with
modifications
MANAGER'S RECOMMENDED ACTION:
It is the recommendation of the City Manager that the City Council adopt Alternative #1.
This action will approve the Final Plat for Bloomington Heights Plat 9 and provide for
additional single-family lots for additional home construction.
