COUNCIL ACTION FORM
SUBJECT: RESOLUTION APPROVING THE FINAL PLAT OF THE CTC SUBDIVISION.
ACTION FORM SUMMARY: The applicant, Composite Technologies Corporation, is
requesting that the City Council approve the Final Plat of the CTC Subdivision.
Staff is recommending that this Final Plat be approved.
BACKGROUND:
The applicant, Composite Technologies Corporation, is requesting that the City Council
approve the Final Plat of the CTC Subdivision. The proposed Subdivision includes the
creation of two lots that are .37 acres and 4.97 acres. The lots are zoned G-I, General
Industrial, and front on Borne Avenue. The proposed lots meet the existing zoning
requirements of the City.
ANALYSIS:
Staff has reviewed the Final Plat and has determined that the Final Plat meets the
requirements of the Subdivision regulations of the City. The required public improvements
for this Subdivision already exist since this is a minor subdivision that is dividing a lot that
already exists and has water and sewer service, plus street access from Borne Avenue.
The Final Plat for the CTC Subdivision indicates an ingress/egress easement between
proposed lot 1 and proposed lot 2. This is an easement between the two lots and does not
directly affect the City. This easement document has been signed and will become part
of the documents that are approved as part of this Final Plat.
Based on this review and the fact that this Final Plat meets the requirements of the City,
staff is recommending that this Final Plat be approved (a copy of the Final Plat is attached
for your review).
ALTERNATIVES:
1. The City Council can approve the Final Plat of the CTC Subdivision.
2. The City Council can approve the Final Plat of the CTC Subdivision with modifications.
3. The City Council can deny approval of the Final Plat of the CTC Subdivision.
MANAGER'S RECOMMENDED ACTION:
It is the recommendation of the City Manager that the City Council adopt Alternative #1.
This action will approve the Final Plat of the CTC Subdivision. This will allow proposed lot
1 to be sold by Composite Technologies for a separate use from Composite Technologies.
