COUNCIL ACTION FORM
SUBJECT: RESOLUTION ACCEPTING PARTIAL COMPLETION OF PUBLIC
IMPROVEMENTS AND APPROVING THE FINAL PLAT OF COUNTRY GABLES 10TH
ADDITION OF THE CITY OF AMES.
ACTION FORM SUMMARY: The applicant ,Frank Schill and Sons, Inc., is requesting that
the City of Ames accept the partial completion of public improvements and approve the
Final Plat of Country Gables 10th Addition of the City Of Ames.
Staff is recommending that this Final Plat be approved.
BACKGROUND: The applicant, Frank Schill and Sons, Inc., is requesting that the City
Council approve the Final Plat of the Country Gables 101t' Addition of the City of Ames.
The proposed Final Plat contains eleven (11) lots, is currently zoned R2-7, and will be
zoned RL, Residential Low Density, with the new Zoning Ordinance. The lots range in size
from approximately 16,000 square feet at the largest, to approximately 9400 square feet
at the smallest. The net density of this Subdivision is 3.5 dwelling units per acre (a copy
of the Final Plat is attached to this Action form).
ANALYSIS:
Staff has reviewed the Final Plat of Country Gables 101"Addition and has determined that
it complies with the requirements of the Subdivision regulations of the City. The developers
have already installed some of the required infrastructure including storm sewer, sanitary
sewer and water main infrastructure, along with the base course of the street. The
applicant is requesting that the City Council approve the installation of these improvements
as a partial completion of the required public improvements for this Subdivision.
Among the remaining improvements to be installed is the finish lift of the street. The
developer has provided a cash deposit, along with a signed Public Improvement
Agreement, as a means to secure and guarantee the completion of the remaining
Subdivision improvements.
Based on this review and a determination that the requirements of the Subdivision
regulations have been met with respect to this Final Plat, staff is recommending that this
Final Plat be approved.
ALTERNATIVES:
1. The City Council can accept the partial completion of the public improvements and
approve the Final Plat of Country Gables 10th Addition of the City of Ames.
2. The City Council_can accept partial completion of the public improvements and approve
the Final Plat of Country Gables 10th Addition of the City of Ames with modifications.
3. The City Council can deny approval of the Final Plat of Country Gables 10'Addition of
the City of Ames.
MANAGER'S RECOMMENDED ACTION:
It is the recommendation of the City Manager that the City Council adopt Alternative #1.
This action will accept the partial completion of the public improvements and approve the
Final Plat of the Country Gables 10th Addition of the City of Ames.
