ACCEPTING THE PLAT OF CLEAR CREEK. ADDITION II AND A�'PROVING
A PLANNED UNIT DEVELOPMENT UPON A PORTION OF SAID PLATTED
AREA.
WHEREAS , there has been submitted to the City Council of
the City of Ames , Iowa, a plat of the land hereinafter de-
scribed designated as "CLEAR CREEK ADDITION II TO AMES, IOWA. "
WHEREAS , said plat has been submitted to the Planning
and Zoning Commission as required by law and has been returned
to the City Council with the recommendations of the Planning
and Zoning Commission.
WHEREAS , Dick Coy & Sons , a partnership composed of Rich-
ard Coy, Ronald Coy and Gregory Coy, as sole owner of said
real estate , has executed and duly acknowledged an instrument
consenting to said plat .
WHEREAS , it now appears that said owner of said real es-
tate has complied with all of the requirements of Chapter 409
of the Code of Iowa and the platting ordinance of the City of
Ames with respect to the platting of said real estate.
WHEREAS , the City Council, after a public hearing before
the Planning and Zoning Commission and receipt of its favor-
able report and recommendation , has heretofore approved by
resolution under the zoning ordinance of the City of Ames a
planned residential unit development containing 19 dwelling
units upon said Clear Creek Addition II*and authorizing two
other conventional lots thereon. *to Ames, Iowa
NOW, THEREFORE , BE IT RESOLVED that the City of Ames ,
Iowa, does hereby accept and approve the plat of Clear Creek .�
ADDITION II ,* involving the real estate described as follows ,
t o-wit : *to Ames, Iowa,
A part of Lots 13 and 14 in the Southwest Quarter (SW1/4)
of the Southwest Quarter (SW1/4) of Section 5 , Township
83 North, Range 24 West of the 5th P .M. , in the City of
Ames , Story County, Iowa, described as follows :
Beginning at a point on the North line of the Southwest
Quarter (SW1/4) of the Southwest Quarter (SW1/4) of Section
5 , Township 83 North, Range 24 West of the 5th P .M. , in the
City of Ames , Story County, Iowa, which is 166 . 61 feet West
of the Northeast Corner thereof; thence North 89°53 ' 34" West
along the North line of the Southwest Quarter (SW1/4) of the
Southwest Quarter (SW1/4) of said Section 5 , 792 . 65 feet ;
thence South 01°20 ' 00" East along the West line of Lot 14 in
the Southwest Quarter (SW1/4) of the Southwest Quarter (SW1/4)
650 . 25 feet to the intersection with the Northerly right-of-
way of Westbrook Drive ; thence Southeasterly, along the North-
erly right-of-way of Westbrook Drive and a 528 . 3 foot radius
curve , concave Southwesterly , an arc distance of 365 . 05 feet
(the long chord bears South 64°47 ' 40" East 357 . 83 feet) to a
point of tangency; thence South 45°00 ' 00" East , continuing
along said right-of-way, 118 . 9 feet to a point of tangency ;
thence Southeasterly, continuing along the right-of-way and
a 468 . 29 foot radius curve , concave Northeasterly, an arc
distance of 48 . 25 feet (the long chord bears South 47°57 ' 00"
East 48 . 23 feet) to the intersection of the North right-of-
way line of Westbrook Drive with the Northwesterly line of
Lot 16 in the Second Addition of Westbrook Subdivision; the
following calls are along the Westerly boundary of the Second
Addition of Westbrook Subdivision : thence North 38°58 ' 00"
East 134. 95 feet ; thence North 42°53 ' 30" West 87 . 27 feet ;
thence North 25°10 ' 00" East 269 . 93 feet ; thence North 40020 '
00" East 316 . 0 feet to the most Northerly corner of Lot 9
in the Second Addition of Westbrook Subdivision and a common
corner also with Lot 8 in Sunset Rock Second Addition ; thence
North 02°22 ' 20" West along the most Westerly line of Lot 8 in
Sunset Rock Second Addition 263 . 43 feet to the point of begin-
ning.

BE IT FURTHER RESOLVED that the City of Ames , Iowa, does
hereby accept for public purposes Lot A as shown on said plat .
BE IT FURTHER RESOLVED that the City Council does hereby
reaffirm its approval of a planned residential unit develop-
ment under the zoning ordinance of the City of Ames authoriz-
ing the construction of 19 dwelling units upon said Clear Creek
Addition II*and its approval of two other conventional lots
thereon. *to Ames, Iowa
BE IT FURTHER RESOLVED that the Mayor_ and City Clerk of
the City of Ames , Iowa, are hereby authorized and directed
to certify and affix to said plat a true copy of this resolu-
tion.
ADOPTED this 4 h day of October 1980 .
