ACTION FORM SUMMARY: The applicants are requesting that the City Council approve the Final Plat of Aspen Business Park Subdivision, Second Addition. Staff is recommending that this Final Plat be approved. BACKGROUND: The applicants, Scott E. Randall and Jane S. Randall, are requesting that the City Council approve the Final Plat for Aspen Business Park, Second Addition. The proposed plat involves the replat of Outlot A of Aspen Business Park Subdivision, First Addition. The Second Addition of Aspen Business Park will be a one-lot subdivision. The purpose for the replatting of this property is to create a buildable lot. Previously, Outlot A had been designated as an outlot for redevelopment in a later phase into six lots that would be served by a cul-de-sac. The proposed Lot 1 will have frontage on Golden Aspen Drive, and the cul-de-sac has been eliminated. Lot 1 will be the location for three 20,000 square foot office buildings. ANALYSIS: The staff has reviewed the Final Plat for Aspen Business Park Subdivision, Second Addition and has determined that this plat complies with the requirements of the City. No public improvements, other than the installation of sidewalks, are required as part of this subdivision. The developers have signed a Development Agreement, which will insure the installation of sidewalks. to all other respects, the Final Plat meets requirements of the City. Staff is recommending that this plat be approved. (A copy of the Final Plat is attached). ALTERNATIVES: 1. The City Council can approve the Final Plat for Aspen Business Park Subdivision, Second Addition. 2. The City Council can deny approval of the Final Plat for Aspen Business Park Subdivision, Second Addition. 3. The City Council can approve the Final Plat for Aspen Business Park Subdivision, Second Addition with modifications. MANAGER'S RECOMMENDED ACTION: It is the recommendation of the City Manager that the City Council adopt Alternative #1. This action will approve the Final Plat for Aspen Business Park Subdivision, Second Addition. This will allow the developer to proceed with the construction of three office buildings on Lot 1.
