COUNCIL ACTION FORM
SUBJECT: RESOLUTION ACCEPTING PARTIAL COMPLETION OF PUBLIC
IMPROVEMENTS AND RESOLUTION APPROVING THE FINAL PLAT OF BENTWOOD
SUBDIVISION FOURTH ADDITION.
ACTION FORM SUMMARY: The applicants, H&F Builders Partnership, are requesting
that the City Council approve the Final Plat of Bentwood Subdivision 4th Addition.
Staff recommends that this Final Plat be approved.
BACKGROUND:
The applicants, H&F Builders Partnership, are requesting that the City Council approve the
Final Plat of Bentwood Subdivision 4th Addition. This proposed Plat is zoned R1-6 and
includes a total of 26 lots. The lots range in size from 8650 square feet to as large as
23,500 square feet. The average net density of this subdivision is 3.42 units per net acre.
ANALYSIS:
Staff has reviewed this proposed Subdivision and has determined that is complies with the
requirements of the Subdivision Regulations of the City.
The developers have installed all of the required underground infrastructure and have
constructed most of the required street improvements. The only remaining improvements
to be completed include the finish coat on the street and streetlights.
The improvements that have been installed are being proposed for acceptance by the City
Council and the remaining improvements are secured by a $29,000 Letter of Credit and
an Improvement Agreement.
As a result of this review staff has determined that the Final Plat for Bentwood Subdivision
41h Addition should be approved.
ALTERNATIVES:
1. The City Council can approve the Final Plat of Bentwood Subdivision 4m Addition
2. The City Council can approve the Final Plat of Bentwood Subdivision 4th Addition with
modifications.
3. The City Council can deny approval of the Final Plat of Bentwood Subdivision 41"
Addition.
MANAGER'S RECOMMENDED ACTION:
It is the recommendation of the City Manager that the City Council adopt Alternative #1.
This action will approve the Final Plat of Bentwood Subdivision 4th Addition. All Subdivision
requirements have been fulfilled.
