HomeMy WebLinkAboutA005 - Council Action Form dated December 14, 1999 ITEM # 15 DATE 12/14/99 COUNCIL ACTION FORM SUBJECT: RESOLUTION APPROVING THE FINAL PLAT OF THE ARMSTRONG SECOND ADDITION. ACTION FORM SUMMARY: The Armstrong Family Limited Partnership is requesting that the City Council approve a Final Plat of a three lot subdivision referred to as the Armstrong Second Addition. Staff is recommending that this Final Plat be approved. BACKGROUND: The Armstrong Family Limited Partnership is requesting that the City Council approve the Final Plat of the Armstrong Second Addition. The proposed Plat is located adjacent to Crystal Street east of South Duff and includes the creation of three lots that range in size from approximately 32,700 square feet to 78,234 square feet. Two of the three lots are very irregular in shape since they are being platted as flag lots with access strips of 50 feet in width extending north of the Crystal Street frontage as much as 586 feet. The original parcel of property that is being proposed to be divided is a long narrow parcel that has approximately 210 feet of frontage on Crystal Street, but has a depth of slightly over 800 feet. Therefore the development potential for the area of the parcel farthest from the Crystal Street frontage is limited. This land division is making the development of the total parcel more possible. The property in question is currently zoned GC General Commercial. It is expected that the property owner will soon be requesting a change in the zoning designation to provide for multiple family development. ANALYSIS: Staff has reviewed this proposed Final Plat and has determined that the requirements of the City have been complied with. There is no infrastructure that is proposed as part of this Subdivision. Sidewalks will be installed and a sidewalk agreement is included with the approval of the Plat. Based on this review, staff is recommending that this Final Plat be approved. A copy of the Final Plat is attached for your review. ALTERNATIVES: 1. The City Council can approve the Final Plat for the Armstrong Second Addition. 2. The City Council can approve the Final Plat of the Armstrong Second Addition with modifications. 3. The City Council can deny approval of the Final Plat of the Armstrong Second Addition. MANAGER'S RECOMMENDED ACTION: It is the recommendation of the City Manager that the City Council adopt Alternative #1. This action will approve the final plat of the Armstrong Second Addition.
