HomeMy WebLinkAboutA004 - Council Action Form dated July 13, 1999 ITEM # 6�6 DATE 07/13/99 COUNCIL ACTION FORM SUBJECT: RESOLUTION APPROVING THE FINAL PLAT OF PARCELS `A' AND `B' OF LOT 4, AMES COMMUNITY DEVELOPMENT PARK, FIRST ADDITION ACTION FORM SUMMARY: Ford Street Development Company has proposed to further subdivide Lot 4 of the Ames Community Development Park into smaller lots. This subdivision is occurring as a Minor Subdivision under the new subdivision regulations of the City. Staff recommends that the Final Plat be approved. BACKGROUND: The applicant, Ford Street Development Company, is requesting the approval of a two lot division of the existing Lot 4 of the Ames Community Development Park, First Addition. Lot 4 is located on the west side of Bell Avenue, one lot south of the intersection of Bell Avenue and Graham Street. The two lots that have been proposed as a re-division of the existing lot 4 are .63 acres and 1.21 acres in size. The property is zoned industrial and the proposed lot sizes meet the requirements in the industrial zone with all utilities available to the proposed lots. This is the first division of land since the new provision of the minor subdivision has been put into effect. As stated earlier there is no infrastructure needed for this subdivision, as this is a simple division of an existing platted lot. The minor subdivision was first submitted to the City on June 29, 1999. Staff is able to process this request in a short time frame due to the simplicity of the proposed division. As of the time that this Action Form was prepared, there remains a question whether the description of the two proposed lots should be parcels "A" and "B" or Lots 1 and 2. In addition, there is a question as to the distinctiveness of the name of the proposed subdivision. These questions are being raised by the County Auditor. These questions are to be resolved prior to Action of the City Council on Tuesday, July 13, 1999. A copy of the plat and attachments are included with the Action Form. ALTERNATIVES: 1. The City Council can approve the Final Plat of Parcel "A" and "B" of Lot 4 of the Ames Community Development Park, First Addition. 2. The City Council can refer this request back to staff for additional information MANAGER'S RECOMMENDED ACTION: It is the recommendation of the City Manager that the City Council adopt Alternative #1. This will approve the Final Plat of Parcel "A" and "B" of Lot 4 of the Ames Community Development Park, First Addition. This is the first subdivision of land utilizing the new minor subdivision provision in the newly adopted subdivision regulations.
