RESOLUTION APPROVING PRELIMINARY PLAT FOR
AMES COMMUNITY DEVELOPMENT PARK, 4TH ADDITION
FOR THE CITY OF AMES
WHEREAS, Dayton Park, LLC, requested Council consideration of the creation of a tax-
increment financing project along South Bell Avenue; and,
WHEREAS,steps also need to be considered and acted on by the Council: 1)approval of the
development agreement with Dayton Park, LLC; 2) approval of the Preliminary Plat for the
Subdivision, 41'' Addition; and, 3) approval of plans and specifications for construction of the
improvements; and,
WHEREAS,the subject site comprises two parcels,and the area was recently established as
an urban renewal plan for the specific purpose of the development of this Subdivision; and,
WHEREAS,the project consists of connecting the two portions of South Bell Avenue,and
14 lots will be created by the final plat; and,
WHEREAS, staff concludes that the proposed Subdivision complies with all relevant and
applicable design and improvement standards of the Subdivision Regulations, to other city
ordinances and standards, and to the City's land Use Policy Plan; and,
WHEREAS, the Planning and Zoning Commission voted unanimously to approve the
Preliminary Plat.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Ames, Iowa,
that the Preliminary Plat for the Ames Community Development Park Subdivision, 4t'Addition is
hereby approved.
ADOPTED THIS 1 Oth day of February, 2009.
