HomeMy WebLinkAbout~Master - Exception criteria for Convenience Commercial Node RESOLUTION NO. 07-528 RESOLUTION APPROVING LAND USE POLICY PLAN TEXT AMENDMENTS TO PROVIDE EXCEPTION CRITERIA TO LOCATIONAL CRITERIA FOR CONVENIENCE COMMERCIAL NODE FOR THE CITY OF AMES WHEREAS, in May 2007, an application to rezone land at the intersection of Stange Road and Bloomington Road from Suburban Residential Medium Density to Convenience Commercial Node(CVCN) was submitted; and, WHEREAS,the City Council denied the rezoning because the designation was inconsistent with the locational criteria for CVCNs as stated in the Land Use Policy Plan(LUPP); and, WHEREAS,the applicant then submitted an application to amend the LUPP to bring it in line with the proposed rezoning request, with these proposed amendments including exception criteria that would allow consideration of a CVCN closer than two miles to existing villages,nodes,and commercial areas;and, WHEREAS,the proposed LUPP amendments were approved by the Planning&Zoning Commission and denied by the City Council;however,more discussion ensued by the Council at its September 25,2007, meeting to allow a limited approach to exception criteria. NOW, THEREFORE,BE IT RESOLVED by the City Council of the City of Ames,Iowa, that the Land Use Policy Plan text amendments to provide exception criteria to the locational criteria for the Convenience Commercial Node are hereby approved as attached hereto and made a portion hereof by this reference, along with a change made to Locations 1(c) to allow for a convenience store, grocery store, medical offices and clinics, and car washes.
