HomeMy WebLinkAbout~Master - Preliminary Plat for Eastbrook Manufactured Housing Subdivision RESOLUTION NO. 06-102 RESOLUTION APPROVING THE PRELIMINARY PLAT FOR EASTBROOK MANUFACTURED HOUSING SUBDIVISION FOR THE CITY OF AMES,IOWA WHEREAS,the property owner is requesting approval of the Preliminary Plat for approximately 35.54 acres located at Dayton Avenue south of Southeast 5`'Street; and, WHEREAS,the owners wish to prepare the vacant land for a manufactured housing development with 115 pad sites,plus storage, an office, clubhouse, and recreational facilities; and, WHEREAS, staff believes that the Preliminary Plat for the Eastbrook Manufactured Housing Subdivision should be approved with the following stipulations: 1. That the developer constructs and dedicates all public improvements within the development to the City of Ames Urban Standards as required,including:water main and sanitary sewer main prior to approval of the Final Plat, or execute an Improvement Agreement to guarantee the completion of all public improvements and provide security in the form on an Improvement Guarantee,as set forth in Section 23.409 of the Municipal Code. It is understood that internal streets and storm water systems will be private and not subject to City Subdivision Standards; 2. No grading will be permitted on the site until construction plans are approved by the Department of Public Works for all public infrastructure in each addition,including storm water management facilities; 3. That the developer secures a Flood Development Permit prior to any construction activities on the site; and, WHEREAS,the Planning and Zoning Commission recommended approval of the Preliminary Plat for Eastbrook Manufactured Housing Subdivision with the above stipulations. NOW,THEREFORE,BE IT RESOLVED by the City Council of the City of Ames,Iowa,that the Preliminary Plat for the Eastbrook Manufactured Housing Subdivision is hereby approved,subject to the aforementioned stipulations.
