HomeMy WebLinkAbout~Master - Major Site Development Plan for JAX Outdoor Gear RESOLUTION NO.05-130 RESOLUTION APPROVING MAJOR SITE DEVELOPMENT PLAN FOR ADAPTIVE REUSE FOR THE PROPERTY LOCATED AT 4803 LINCOLN WAY FOR THE CITY OF AMES WHEREAS,the subject site was previously used as the Skarshaug Testing Laboratory;and, WHEREAS,the applicant currently operates the JAX Outdoor Gear retail establishment located directly east of the subject site,is proposing to purchase the subject site,and is planning to expand the JAX Outdoor Gear business into the existing building; and, WHEREAS,the site is zoned Highway Oriented Commercial(HOC),which allows the proposed use;and, WHEREAS,the applicant is requesting that the City Council waive the requirement for 22 required parking spaces pursuant to the Adaptive Reuse provision of the Zoning Ordinance;and, WHEREAS, the Planning and Zoning Commission, at its meeting of March 16, 2005, recommended approval of the Adaptive Reuse for the property at 4803 Lincoln Way with the following stipulations: 1. The applicant shall update the existing cross-access easement to include shared parking and provide a copy to the Planning and Housing Department staff prior to issuance of a Building Permit. 2. The applicant shall provide a public utility easement along the west property line prior to the issuance of an Occupancy Permit,as required by the Electric Department. 3. The applicant shall provide a detailed Storm Water Management Plan to the Public Works Department addressing storm water discharge from the site prior to the issuance of a Building Permit. 4. The applicant shall provide a five-foot public easement and construct a four-foot public sidewalk along the south property line,adjacent to the frontage road prior to the issuance of an Occupancy Permit. NOW,THEREFORE,BE IT RESOLVED by the City Council of the City of Ames,Iowa,that the Major Site Development Plan for 4803 Lincoln Way is hereby approved.
