RESOLUTION APPROVING AMENDMENT TO
LAND USE POLICY PLAN FOR 405 AND 615 SOUTH 16TH STREET
FOR THE CITY OF AMES
WHEREAS,the area under consideration encompasses approximately gross 13 acres of land
and is generally located on the north side of South 16tgh Street(north of Aspen Business Park),west
of the K-Mart shopping center,east of the future south Grand Avenue extension,and south of Squaw
Creek and the Coldwater Links Golf Course; and,
WHEREAS, the applicant is requesting that the existing map designation of"Highway-
Oriented Commercial" (HOC)be changed to "Residential Medium Density" (RM); and,
WHEREAS,the applicant is proposing to replace an area planned for commercial expansion
with a low-to-medium density(4.6 units per gross acre) duplex development; and,
WHEREAS, the applicant is proposing to provide landscaping along South 16' Street and
along the K-Mart boundary to try buffering the noise impacts from traffic and the loading
dock/maneuvering area in the adjacent retail center from the proposed residential land uses; and,
WHEREAS,the Planning and Zoning Commission recommended approval of this Land Use
Policy Plan Map change at its meeting of March 3, 2004.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Ames, Iowa,
that the Land Use Policy Plan Map change of 13 gross acres of land generally located along South
16"Street from Highway-Oriented Commercial to Residential Medium Density is hereby approved.
ADOPTED THIS 23rd day of March, 2004.
