RESOLUTION AMENDING
LAND USE POLICY PLAN(LUPP)
FOR PROPERTY GENERALLY LOCATED
ON THE NORTHEAST CORNER OF CRYSTAL STREET
AND SOUTH DUFF AVENUE
FOR THE CITY OF AMES
WHEREAS,the subject area under consideration is located on the northeast corner of Crystal
Street and South Duff Avenue,more accurately described as the east 200 feet of 2904 and 2920 South
Duff Avenue; and,
WHEREAS,the property owner is requesting that 2.34 acres of planned and zoned Highway-
Oriented Commercial land be changed to Residential High Density; and,
WHEREAS, the applicant is planning to extend the residential high-density use east of the
subject property on 221 Crystal Street west; and,
WHEREAS, the Planning &Zoning Commission reviewed this request at their meeting of
April 2, 2003, and recommended denial; and,
WHEREAS, in this request,staff believes that the broader goals and policies of the LUPP are
upheld; and,
WHEREAS, this project represents a small reduction in the limited commercial land supply
along the Duff Avenue corridor,but continuation of multi-family development from the east is more
consistent with other types of residential uses and provides a greater transition between land uses.
NOW,THEREFORE,BE IT RESOLVED by the City Council of the City of Ames,Iowa, that
an amendment to the Land Use Policy Plan (LUPP) from Highway-Oriented Commercial to
Residential High Density for property generally located on the northeast corner of Crystal Street and
South Duff Avenue is hereby approved.
