RESOLUTION APPROVING REVISED
MAJOR SITE DEVELOPMENT PLAN FOR THE
PLANNED RESIDENCE DEVELOPMENT IN
BLOOMINGTON HEIGHTS WEST SUBDIVISION
FOR THE CITY OF AMES
WHEREAS, the developer is requesting approval of a revised Major Site Development Plan for the Planned
Residence Development(PRD)in Bloomington Heights West Subdivision,generally located northwest ofthe intersection
of Hyde Avenue and Harrison Road;and,
WHEREAS,the PRD includes approximately 13.23 acres; and
WHEREAS, the revised Major Site Development Plan is necessary to allow larger lot sizes than originally
proposed to provide space on lots for sunrooms and/or decks on the back side of town homes; and,
WHEREAS, certain lots have also been reduced in size, which allows the percentage of open space in the
development to remain unchanged and the total number of town homes to remain the same as originally approved;and,
WHEREAS,lot sizes are proposed with a minimum size of 2,824 square feet and a maximum of 3,833 square
feet; and,
WHEREAS, the Planned Residence Development (PRD) for Bloomington Heights West Subdivision was
approved by the City Council on May 28,2002; and,
WHEREAS,the Planning&Zoning Commission reviewed this request at their meeting of December 4,2002,
and approval was recommended with the following stipulations:
1. That the City Council shall concurrently approve a Preliminary Plat for Bloomington Heights West Plat
2 (a replat of Lots 13 thru 38,Outlot"A,"and Outlot"B"of Bloomington Heights Plat 1).
2. Maintenance of the private streets in the PRD will be the responsibility of the homeowners'association.
3. That an all-weather road is required to provide access for emergency vehicles and construction
equipment before construction begins above ground.
NOW,THEREFORE,BE IT RESOLVED by the City Council of the City of Ames,Iowa,
that the revised Major Site Development Plan for the Planned Residence Development in Bloomington Heights West
Subdivision is hereby approved with the above-listed stipulations.
ADOPTED THIS 17" day of December,2002.
