RESOLUTION APPROVING CHANGES TO
LAND USE POLICY PLAN(LUPP)MAP
RELATING TO COMMERCIAL LAND
FOR THE CITY OF AMES
WHEREAS,City Council is being asked to take final action on the conclusions that have been developed
as part of the Commercial Land Needs Assessment; and,
WHEREAS,the Commercial Land Needs Assessment did reveal a possible shortage of neighborhood
commercial land resources if future development in the City utilizes the Suburban Residential Land use
alternative,rather than the village concept; and,
WHEREAS,recognizing this possibility, the Commercial Land Needs Assessment identified the need
for revisions to the adopted LUPP by incorporating strategically located Convenience Commercial Nodes(CCN)
in the priority growth areas of the City; and,
WHEREAS,staff is recommending that the Future Land Use Map of the LUPP be revised by illustrating
Convenience Commercial Nodes as outlined in the Commercial Land Needs Assessment and incorporate policy
language into the Plan that guides rezoning decisions related to future CCN; and,
WHEREAS, staff has proposed that the CCN be located in the following general areas: 1) in the
Northwest Priority Growth Area(either north or south)near the intersection of North Dakota Avenue and the
Union Pacific Railroad tracks;2)in the Southwest Growth Priority Area at the intersection of Lincoln Way and
County Line Road(Boone County, Story County line); and, 3)in the Southwest Growth Priority Area near the
intersection of State Avenue and Oakwood Road.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Ames, Iowa, that the
proposed changes to the Future Land Use Map to include Convenience Commercial Nodes in: 1)the Southwest
Growth Priority Area at the intersection of Lincoln Way and County Line Road(Boone County, Story County
line);and,2)the Southwest Growth Priority Area near the intersection of State Avenue and Oakwood Road are
hereby approved.
