RESOLUTION APPROVING PRELIMINARY PLAT FOR
SQUAW CREEK VALLEY SOUTH SUBDIVISION, 4TH ADDITION,
FOR THE CITY OF AMES, IOWA
WHEREAS,the property owner,James C. Clark, is requesting approval of a Preliminary Plat for
Squaw Creek Valley South,4th Addition, located approximately 700 feet north of Cameron School Road
and approximately 900 feet east of Valley Road; and,
WHEREAS, the proposed subdivision is located within two miles of the Ames corporate limits,
and therefore, is subject to the subdivision regulations of the City of Ames; and,
WHEREAS, the proposed subdivision was originally platted as "Lot 17, Squaw Valley South
Subdivision,3'Addition,"in 1990, and the applicant now proposes to re-subdivide Lot 17 into nine lots;
and,
WHEREAS,the Planning and Zoning Commission reviewed this Preliminary Plat request at their
meeting of August 7, 2002, and approval was recommended with stipulations, as follows:
1. City Council approval of a waiver of the requirement to install sanitary sewer,water,curb
and gutter, sidewalks, street lights, and street trees to City of Ames standard, is required
prior to approval of the Preliminary Plat.
2. A"Waiver of Rights to Appeal Assessments Agreement must be signed by the developer
prior to consideration of the Final Plat by the City Council.
3. The right-of-way for Mathews Road adjacent to Lots 4 and 5 of the Squaw Creek Valley
Subdivision, 3' Addition, be dedicated to the County prior to or concurrent with the
approval of the Final Plat.
4. A grading plan,which includes erosion and sediment control,in combination with a letter
from the Iowa Depatment of Natural Resources that documents approval of the erosion and
sediment control plan, must be submitted to the City,prior to consider of the Final Plat.
NOW,THEREFORE,BE IT RESOLVED by the City Council ofthe City of Ames,Iowa, that the
Preliminary Plat for Squaw Creek Valley South Subdivision is hereby approved with the above-listed
stipulations.
ADOPTED THIS 27th day of August, 2002.
