RESOLUTION APPROVING AGREEMENT
BETWEEN THE CITY OF AMES AND
WILLOW CREEK CONDOMINIUM
HOMEOWNERS ASSOCIATION FOR
FRONTAGE ROAD CONSTRUCTION ON
SOUTH DAKOTA AVENUE
WHEREAS, South Dakota Avenue is being reconstructed from Todd Drive to Mortensen Road; and,
WHEREAS, representatives of Willow Creek Estates have made inquiries about completing the
development of their site and the possibility of getting another driveway access to their property; and,
WHEREAS, staff contacted the Willow Creek Estates Homeowners Association about combining two of
the driveways by constructing a private frontage road with a single access aligned with Steinbeck Street; and,
WHEREAS, any development at Willow Creek Estates would use the new frontage road as its access
instead of directly connecting to South Dakota Avenue; and,
WHEREAS, the Homeowners Association agreed to the revised access if the City would construct the
improvements; and,
WHEREAS, staff investigated the cost of relocating the detour paving so that it could be used as the new
frontage road and using the cost savings of not reconstructing the two driveways to Willow Creek, as planned to
complete the frontage road construction, and they found that the cost to do either option was approximately the
same; and,
WHEREAS,staff and the Willow Creek Estates Homeowners Association developed an agreement to allow
the frontage road construction to occur with the South Dakota Reconstruction project in exchange for restricting
Willow Creek Estates access to South Dakota Avenue.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Ames, Iowa, that the
agreement between the City of Ames and the Willow Creek Condominium Homeowners Association for frontage
road construction on South Dakota Avenue is hereby approved.
