RESOLUTION APPROVING PRELIMINARY PLAT FOR
GRAND ASPEN SUBDIVISION
FOR THE CITY OF AMES,IOWA
WHEREAS, the developers are requesting approval of a Preliminary Plat, consisting of one lot and
one outlot, located in a Residential High Density(RH)District; and,
WHEREAS, the acreage for the lot is 2.07 acres, and the remainder of the site is being platted as a
36.34-acre outlot; and,
WHEREAS, staff recommends that the following stipulations be placed on the approval of the
Preliminary Plat for Grand Aspen Subdivision to ensure that it will be developed in accordance with the intent
of the Subdivision Ordinance and other ordinances, adopted plans, and policies of the City of Ames.
1. The developer shall pay the front foot connection fee for the water main that is located in the South
16th Street right-of-way prior to filing the Final Plat.
2. The two driveway access locations shall be noted on the Final Plat with station numbers.
3. The developer shall be responsible for the construction of a 12-foot-wide lane on the north side of
South 16th Street adjacent to Lot 1.
4. The developer shall be responsible for the construction of an 8-foot-wide bicycle path adjacent to Lot
1.
5. The developer shall be responsible for the construction of a transit stop.
6. A Development Agreement shall be signed prior to the submittal of the Final Plat documenting the
responsibilities of the developer and the City in development of this site.
WHEREAS,the Planning and Zoning Commission reviewed this request at their meeting of March
21, 2001, and recommended approval with the six stipulations listed above.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Ames, Iowa, that the
Preliminary Plat for the Grand Aspen Subdivision is hereby approved with the six aforementioned stipulations.
ADOPTED THIS 27th day of March, 2001.
