SOMERSET VILLAGE
FOR THE CITY OF AMES,IOWA
WHEREAS, the initial approval of the Somerset Subdivision involved the creation of a
Zoning Change Agreement as provided for under Section 414.5 of the Code of Iowa; and,
WHEREAS, the Zoning Change Agreement enabled the City to accomplish the objectives
of the Village Concept that are applicable to Somerset prior the adoption of the recently approved
Village Residential regulations; and,
WHEREAS, as a means to hasten the development approval process and limit the time that
is devoted to approving new building construction, the developers are now requesting an amendment
to the Zoning Change Agreement that would give the authority to approve all new building
construction to the staff; and,
WHEREAS, staff believes that the need for the City Council to continue to approve
commercial building construction in Somerset no longer exists since the Council has already
approved the Village Residential regulations along with the previously approved Zoning Change
Agreement.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Ames, Iowa,
that an amendment to the Zoning Change Agreement for Somerset Subdivision that would eliminate
the need for City Council approval for buildings that are to be used for commercial uses and provides
for staff approval is hereby approved.
