HomeMy WebLinkAbout~Master - Preliminary Plat for Dauntless Subdivision, 5th Addition RESOLUTION NO. 00-299 RESOLUTION APPROVING PRELIMINARY PLAT FOR DAUNTLESS SUBDIVISION,5TH ADDITION, FOR THE CITY OF AMES,IOWA WHEREAS,the developer is requesting approval of a Preliminary Plat for a three-lot subdivision on 40.21 acres of land located south of Mortensen Road and west of South Dakota Avenue; and, WHEREAS,this is a replat of Outlot H of Dauntless Subdivision,4th Addition; and, WHEREAS, the property is currently undeveloped except for a detention pond located on the eastern portion of the site; and, WHEREAS,this site also includes Lot F,which is a 7.22-acre site that will become right-of-way for the new access ramp at South Dakota Avenue and U. S. Highway 30; WHEREAS,the Planning and Zoning Commission reviewed this request at their meeting of June 7,2000, recommended approval with the following stipulations. 1. That the developer's responsibility for the installation of the water main and sanitary sewer extensions be documented in a Development Agreement that shall be signed prior to the submittal of the Final Plat. 2. That j oint access between Lots 1 and 2 be clearly noted on the Final Plat at Station 24+95.08,and the access to Lot 3 at Station 20+65.88 also be clearly noted on the Final Plat document. There shall be a note to the Final Plat that states that access to Lots 1, 2, and 3 is limited to the three noted access locations on Mortensen Road,and no access shall be permitted from South Dakota Avenue to Lots 1 and 2. 3. That cross easement documents between Lots 1 and 2 and Lots 2 and 3,including maintenance responsibilities,be submitted with the Final Plat. NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Ames, Iowa, that the Preliminary Plat for Dauntless Subdivision, 5th Addition,is hereby approved with the above-listed stipulations.
