RESOLUTION APPROVING A P-C PLAN TO ALLOW THE
SOUTH ONE-HALF OF AN EXISTING DUPLEX TO BE CONVERTED
TO A BUSINESS AND PROFESSIONAL OFFICE
AT 616 BURNETT AVENUE
FOR THE CITY OF AMES,IOWA
WHEREAS,the applicant has purchased the residential duplex at 616/618 Burnett Avenue and would
like to convert the south half of this duplex into a small suite of business/professional offices for use by a
financial planner and an attorney; and,
WHEREAS,the north half of the duplex would be leased as a residential dwelling unit; and,
WHEREAS,as part ofthe proposed changes,extensive repair and renovation is planned for the existing
4-stall garage that would be restored to its original carriage house character; and,
WHEREAS,staffinitially believed that a new 9.0'-wide access drive should be constructed on the south
property line to meet the demand for on-site parking,however,with the small amount of traffic anticipated to
be generated by this P-C Plan, it has been determined that the access drive would not be necessary; and,
WHEREAS,the permitteduse allowed for 616 Burnett Avenue is one business/professional office suite
or one residential dwelling,not to exceed 876 square feet in area,and the permitted use allowed for 618 Burnett
Avenue is one residential dwelling not to exceed 876 square feet in area; and,
WHEREAS, the Planning and Zoning Commission reviewed this request that their meeting of
November 17, 1999,and recommended approval of the P-C Plan at 616 Burnett Avenue,as submitted(without
the additional 9.0'-wide access drive)with the following stipulations:
I. That a sufficient number of parking stalls, including those in the garage, is provided prior to
issuance of the Certificate of Occupancy for commercial use at 616 Burnett Avenue.
2. That the reconstruction of the garage be completed by May 1, 2000.
NOW,THEREFORE,BE IT RESOLVED by the City Council of the City of Ames,Iowa, that the P-C
Plan at 616 Burnett Avenue is hereby approved with the two above-mentioned stipulations.
ADOPTED THIS 14th day of December, 1999.
