HomeMy WebLinkAbout~Master - Amendment to P-C Plan to Allow Construction of Motel at 2609 Elwood Drive RESOLUTION NO. 99-423 RESOLUTION APPROVING AN AMENDMENT TO THE PLANNED-COMMERCIAL(P-C)PLAN TO ALLOW THE CONSTRUCTION OF A MOTEL AT 2609 ELWOOD DRIVE FOR THE CITY OF AMES,IOWA WHEREAS,this is a request to approve the construction of a three-story,75-unit motel in combination with a one-story convention center on Lots 5 and 6,Oakwood Second Addition,at 2609 Elwood Drive; and, WHEREAS, the original C-5 Plan(which preceded P-C Plans) for the subject property was approved on December 13, 1977; and, WHEREAS,on January 22, 1980,a revised C-5 Plan was approved for the subject property and included Lot 7; and, WHEREAS,the developer is also requesting to modify the list of impermissible uses approved as part of the C-5,which originally included hotel/motel and a gasoline service station; and, WHEREAS, given the land use changes that have occurred on surrounding properties during the past 20 years,staff believes that the approved P-C Plan should be amended to allow the construction of a motel/convention center on the subject property as this type of use is compatible with the surrounding development and will accommodate the clients of businesses in the ISU Research Park; and, WHEREAS, the Planning and Zoning Commission reviewed this request at their meeting of October 20, 1999,and its approval was recommended; and, WHEREAS,staff believes that the proposed P-C Plan meets the site plan and landscape plan objectives of the P-C District provided that the following stipulations are included as part of the approval of the proposed P-C Plan: A. Cross easement documents to provide for vehicular movement between the proposed driveway for the property at 2609 Elwood Drive and the properties at 2515 and 2521 Elwood Drive must be received by the City prior to the issuance of building permits for the property at 2609 Elwood Drive. B. The ground-mounted lights labeled as "B" must be deleted from the Lighting Plan and all light fixtures,including those under the proposed canopy structure,must be a full cut-off design. NOW,THEREFORE,BE IT RESOLVED by the City Council of the City of Ames,Iowa, that the removal of"hotel/motel"from the list of impermissible uses is approved and the amended P-C Plan for proposed commercial development at 2609 Elwood Drive to allow the construction of a motel/convention center is hereby approved with the two above-named stipulations.
