HomeMy WebLinkAbout~Master - Approving the Conceptual Development Plan (CDP) for Southern Hills Industrial Park, 2nd Addition RESOLUTION NO. 99-111 RESOLUTION APPROVING THE CONCEPTUAL DEVELOPMENT PLAN (CDP) FOR SOUTHERN HILLS INDUSTRIAL PARK, 2ND ADDITION FOR THE CITY OF AMES,IOWA WHEREAS, the CDP for Southern Hills Industrial Park, 2nd Addition, which includes a replat of the original Southern Hills Industrial Park as well as property to the northwest of the original subdivision,is a proposal to plat an eight-lot subdivision to be developed in one phase;and, WHEREAS, this property is located north of Airport Road and south of U. S. 30 and is bounded on the west by South Riverside Drive; and, WHEREAS,the Planning and Zoning Commission reviewed this request at their meeting of April 7, 1999, and recommended that this request be approved with the following stipulations: 1. That the City Council allow a 66-foot right-of-way for Southern Hills Drive. 2. That there be a note on the Administrative and Final Plats that there shall be no access to Lot 1 across Lots 7 and 8. 3. That sidewalks be installed on both sides of Southern Hills Drive. 4. That a no-parking ordinance be adopted for Southern Hills Drive at the time of the approval of the Final Plat. 5. That no building permits be issued beyond a foundation for Lots 1 -4 until the Final Plat is approved and Southern Hills Drive is installed. 6. That a note be placed on the Final Plat stating that the "Soil borings are required in areas within the site which have been identified by the City has having soils that make construction of buildings difficult. NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Ames, Iowa, that the CDP for Southern Hills Industrial Park, 2nd Addition(which includes a replat of Southern Hills Industrial Park Subdivision) is hereby approved with the six above-listed stipulations.
