RESOLUTION APPROVING THE CONCEPTUAL DEVELOPMENT
PLAN (CDP) FOR BETHANY SUBDIVISION LOCATED AT
3109 DIAMOND STREET
FOR THE CITY OF AMES,IOWA
WHEREAS, the developers of the CDP for the Bethany Subdivision, a 2.39-acre site, are
proposing a four-lot subdivision ofthe property located at 3109 Diamond Street,which is zoned R-2;
and,
WHEREAS, the proposed subdivision will be developed in one phase; and,
WHEREAS,the land on which the subdivision is located is owned by a church and the owner
would like to subdivide the site to create three additional lots that will be sold to develop duplex
sites; and,
WHEREAS, the Planning and Zoning Commission reviewed this proposed CDP at their
meeting of January 20, 1999, and recommended that the request be approved with the following
stipulations:
1. That the developer submit a perimeter landscape plan for the parking lot on Lot 3
prior to approval of the Administrative Plat.
2. That there shall be a note to the Administrative and Final Plats that states: "Soil
borings are required in areas within the site,which has been identified by the City as
having soils that make construction of buildings difficult."
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Ames, Iowa,
that the CDP for the Bethany Subdivision is hereby approved with the two stipulations as stated
above.
ADOPTED THIS 23rd day of February, 1999.
