RESOLUTION SETTING A DENSITY REQUIREMENT
OF 3.75 UNITS PER NET ACRE IN
SUBURBAN RESIDENTIAL DEVELOPMENT
FOR THE CITY OF AMES,IOWA
WHEREAS, the City's Land Use Policy Plan projects a need for additional land area to
support the future residential development that will occur; and,
WHEREAS,the future land use allocation assumes that densities in future development shall
approximate those for existing development within the current incorporated area; and,
WHEREAS,the average(mean)density is slightly over 4 units per net acre and the median
density is slightly under 4 units per acre; and,
WHEREAS, density shall be determined by the number of dwelling units per acre after all
property that is included in street right-of-way, school property where applicable, and public or
private open space has been subtracted from the total acreage of a subdivision; and,
WHEREAS, much discussion was had on this topic, and in an attempt to reach a
compromise, the number of 3.75 units/net acre was devised.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Ames, Iowa,
that a requirement of 3.75 units per net acre has been set for development in the Suburban
Residential zoning district.
ADOPTED THIS 26th day of January, 1999.
