AND A PART OF THE RIGHT-OF-WAY OF CHAMBERLAIN STREET ACQUIRED
FROM THE CITY OF AMES, STORY COUNTY, IOWA; DESCRIBED AS FOLLOWS:
BEGINNING AT THE NORTHWEST CORNER OF A PARCEL DESCRIBED IN BOOK 6,
PAGE 229 IN THE STORY COUNTY, IOWA RECORDER'S OFFICE; THENCE
S89039'30"E, 147.8 FEET ALONG THE SOUTH R.O.W. LINE OF CHAMBERLAIN
STREET TO A 490 FOOT RADIUS CURVE, CONCAVE SOUTHEASTERLY; THENCE
102.58 FEET ALONG SAID CURVE WHICH IS ALSO ALONG THE NORTHWESTERLY
RIGHT-OF-WAY LINE OF THE ABANDONED RAILROAD; LONG CHORD BEARS
S40041'35"W, 102.39 FEET; THENCE S89°56'46"E, 80.74 FEET TO THE WEST LINE OF
LOT 1, PARKER'S ADDITION, CITY OF AMES; THENCE N00°13'09"W, 78.39 FEET
ALONG THE THE WEST LINE OF LOT 1, PARKER'S ADDITION, CITY OF AMES TO
THE POINT OF BEGINNING, CONTAINING 8,742 SQUARE FEET MORE OR LESS.

I, Eugene R. Dreyer,a Licensed Professional Land Surveyor in the State of Iowa, Registration No.
17535, and a resident of Story County, Iowa, being first duly sworn on oath, state as follows:
1. I make this Explanatory Affidavit("Affidavit-]") from my personal knowledge for the
purpose of establishing of record certain facts known to me and affecting the chain of title to the above-
referenced real property situated in Story County,Iowa(the"Pro a ").
2. The Description contains an error in that the bearing toward the Southwest Corner (the
"Corner")of the of the real property described in Instrument No. 2017-10199(Parcel 'AF')should be "S
89°56'46" W"and not"S 89°56'46" E'"as shown in Instrument No. 20I7-10199. Despite the error in the
bearing,the Description nonetheless accurately reflects the proper boundary of the Property because of the
directional reference to the Corner of the Elliott Property which trumps the degree reference.
