RE: Case File SKP-08-14 (705 East Lincoln Way)
Dear Mr. Friedrich:
On May 16,2008,a pre-application conference was held to review a Sketch Plan to consolidate land located at
615-715 East Lincoln Way. The pre-application conference is a requirement of Section 23.301 of the Municipal
Code.
It was determined at that meeting that installation of a public sidewalk would be required. Surveyor Brad
Stumbo submitted the request for waiver of this requirement, which was denied at the May 27, 2008 City
Council meeting.A solution has been agreed upon by you and the City,which is documented in this letter,that
will allow you to finalize site plan documents and seek a building permit for a tenant space within this
subdivision while the current weather is not cooperating with sidewalk installation.This is not to be construed as
a deferral of the sidewalk completion. City staff is waiving the requirements for Minor Subdivision,as long as
the following requirements are satisfied,per your conversation with Judy Parks,Assistant City Attorney,as well
as Planning staff:
1. A clear and accurate description of the area of land will be provided by means of a plat of survey to be
procured by the property owner(Section 23.103(2)(a)of the Municipal Code).
2. On said plat of survey, a text notation which states the following: "4 foot public sidewalk will be
installed prior to the issuance of Certificate of Occupancy for 705 East Lincoln Way."
3. Show location of 4' wide sidewalk, along entire frontage of lot, and identify as "4' sidewalk to be
installed."
